What the math can tell you
An estimate starts with the sale price and subtracts the payoff, sale expenses and other identified deductions. If a deduction is unknown, the estimate is incomplete.
What the math cannot tell you
A positive remainder alone does not identify who is entitled to receive it. Other claims, ownership interests, record accuracy and the applicable process still matter.
